Prices are on a per room per night basis and include breakfast and taxes. All rooms have en-suite facilities. Our highest rates apply during the Edinburgh Festival / Fringe / Tattoo, all 6 Nations Rugby Weekends and Hogmanay / New Year. Our rates then vary depending on season and whether your stay is mid-week or weekend.

We offer various reductions for midweek stays and stays of more than 3 nights, even during high-season. Please contact us for more details.
Debit or credit card bookings are preferred, but we can also facilitate booking by cheque.
Please note we do add the credit card authoriser's 2% handling charge to your bill (there is no extra charge for debit cards).
Cancellation Policy
Bookings cancelled with less than one month's notice will be charged for the first night.
Bookings cancelled with less than a week's notice will be charged for the first night and any subsequent nights when the room is not re-let.
Bookings cancelled with less than 24 hours notice and 'no shows' will be charged for the full booking.
Our cancellation policy for the Edinburgh festival is 100% of the value of your reservation if cancelled after 1st July.
Our cancellation policy for New Year is 100% of the value of your reservation if cancelled after 1st November. :
